Our Annual Budget meeting will be held in person on Monday, October 21, 2024, and the budget vote will only occur in person during this meeting. Ballot pickup and BPOA member verification will begin at 5:30 p.m. To vote on the annual budget, you must have your ballot picked up and verified by 6:45 p.m. Please bring a valid ID for verification. The Annual Budget Meeting will start at 7 p.m.
 
Members are highly encouraged to attend this in-person meeting – this is your chance to be fully informed and influence the planning for responsible management of your association’s finances.
 
If you're unable to attend the meeting, you may appoint a proxy to cast your vote in person. To designate a proxy, please complete the proxy form and either hand deliver it to the BPOA office or email it, along with a valid ID, to theoffice@briarcliff-poa.com by 12 p.m. on Friday, October 18, 2024, for verification. Your proxy must be present at the meeting to vote on your behalf. If submitting the form by email, be sure to include a copy of your valid ID. If needed, you can pick up a proxy form at the BPOA Community Center office.
 
2025-2026 BUDGET PROPOSALS
 
2025-2026 BPOA Budget Summary
The Board has worked hard to present the members with two proposed budgets that attempt to consider the rising cost of expenses and labor and either a minimal dues increase, or zero dues increase. As the recent years progressed, the Board has worked hard to increase the available “Operating Cash Accounts” but as we know, that came with a cost due to historically outdated budget figures being approved and minimal planned major improvements to our roads and other assets and amenities. As you may recall, in May 2023, the members voted to move the Roads and Road Right of Way ownership from the POA to the Village. This transfer was finalized in early August 2023. This transfer allows the POA to shift focus back on the other assets and duties that we moved to secondary focus lists. Page 13 of the Reserve Study lists the additional assets that the POA still owns and needs to maintain. In short, this list includes the community center and parking lot, dams and lochs, disc golf, dog park, pavilion, playground, restroom facility at park, septic systems, sports equipment, all the maintenance equipment and the barn. So, while transferring the roads did alleviate the POA from having to figure out how to fund those expenses, the POA still has many assets that need attention, maintenance and upgrades.
 
2025-2026 Budget: Option A - Inflationary Dues Increase (BOARD RECOMMENDED)
Proposed Option A would allow for well-planned expenses paired with an inflationary 3.15% dues increase  which equates to an increase of $10 per residential lot, from current dues of $317 to a proposed $327 for residential and a proposed $773 for commercial lots (currently $749). The POA would not need to draw down, or move cash from Operating Accounts, as the bottom line is a positive $3,172. Footnote 1 covers the projected capital Expenditures we would focus on for this fiscal year, such as brush pickups around October/November and March/April, replacement ATV, zero turn mower and line trimmer and $4,000 for misc. needs.
 
2025-2026 Budget: Option B - No Dues Increase with Operating Cash Draw
Proposed Option B would allow for well-planned expenses while maintaining the current dues of $317 residential and $749 commercial. The POA would need to draw down, or move cash from Operating Accounts to cover the projected loss of roughly $8,324.00. Footnote 1 covers the projected capital expenditures we would focus on for this fiscal year, such as brush pickups around October/November and March/April, replacement ATV, zero turn mower and line trimmer and $4,000 for misc. needs. The downside of this budget is that we are not taking inflation into account for the dues, so while the expenses continue to rise over the next year, the expected dues income is flat, yet again.
